Is it worth it to hire a realtor for renting?
People rent for many reasons, whether it’s because they’re still saving up for their first home or they haven’t yet settled into a career. When most people think of hiring a real estate agent, they imagine buying or selling a home. What they don’t realize, however, is that real estate agents can be a valuable addition to your home buying search, even if you’re “just” renting. Renting can offer flexibility. When working with me as your real estate agent, I will answer any questions you may have about a property. If I don’t know the answer, I’ll be able to find the answer. Plus, I’ll be able to keep track of all of the rental listings you’re interested in. As a realtor, I can be there to start the process right away, and I can book your appointments. Additionally, I will reach out to the listing agent to say I have the perfect tenants and get the paperwork started.
Real estate agents have access to the MLS list of rentals.
As your Realtors, I have access to the multiple listing service (MLS), a compilation of rentals in the area listed on the market. That means no more trolling Craigslist or driving in circles, looking for “For Rent” signs. If you do happen to find something you love on a website or during your morning commute, send me the listing. Of course, not all rentals are listed in the MLS. I often know of rentals upcoming or unlisted. I also have relationships with different management companies.
Real estate agents can save you time by narrowing the field and setting up showings.
Once I know what you are looking for in an apartment or house, I can then sift through the available rentals and narrow it down to the few that meet your specific needs. I will coordinate with the landlord, apartment manager, or rental company to set up a showing. This can be a tedious process that eats up your time and takes away from your other responsibilities. Showings will be coordinated for you at times that fit your schedule.
Real estate agents aren’t expensive—typically, we’re paid by the property owner.
A common deterrent from using a realtor is the misconception that it would be an added expense. No realtor makes a living off of doing rentals. We do the rentals to serve our client base in the hopes that a portion of our renters become buyers one day. We do it to build relationships, get a network going, and meet more people. Depending on the situation, some real estate agents may charge a nominal fee to ensure that you’re a serious client and are as invested in the search as the real estate agent you hired. Generally, however, the property owner or landlord will pay the bulk of the associated fees. After all, your real estate agent is not just finding you a home—they’re also helping property owners find responsible renters!. When you start working with me, the commission arrangement will be disclosed if the landlord does not pay a commission for the house or apartment you are interested in.
Real estate agents can protect you from signing a bad lease.
As a real estate agent, I spend a good portion of my day looking at contracts and leases and can spot a bad one from a mile away. As a real estate agent, I will steer you away from open-ended, vague leases that contain unfair fees or expectations. A good lease with clear expectations between you and your landlord will go a long way toward making your living situation stable and enjoyable.
Real estate agents have experience negotiating.
An experienced real estate knows the value of the home you’re viewing, as well as the value of neighboring homes. I know how to speak to property owners, how to negotiate contracts, and how to get the best deal every time—working with me as your real estate agent gives you an advantage, one that could have a positive, lasting effect on your life for as long as you rent your home. As you can see, a real estate agent can make the process of finding and renting a home smoother and less stressful than trying to do it alone. If you want an experienced and knowledgeable realtor on your side as you look for the perfect “for now” home, contact housesbystevenj.com and let the search begin.
Realtors are knowledgeable about the neighborhood
If you are moving to an entirely new area, I am an excellent resource. I will familiarize you with the location and recommend schools, daycares, entertainment, shopping, restaurants, dog parks, or whatever may fit your lifestyle. I also often have relationships with utility vendors and can help you set everything up for your new home without the hassle.
